What Not to Do, Ever
Expect more than a glance. A complete inspection examines shingle condition and granule coverage, tests sealant bonds, checks every penetration and boot, inspects flashing at walls and chimneys, walks valleys, reviews ridge and ventilation against the 1/150 baseline, looks in the attic for stains, dampness, and daylight, and checks gutters and soft metals for storm evidence. You should receive photos and a written summary separating urgent repairs, watch items, and remaining-life observations. If the report is a single sentence and a price, it was not an inspection.
